Owner reports, building by building.

Where Kasa and building owners see the same picture.

Kasa runs hotels and apartment buildings across the United States. When we study a building for its owner, the work becomes a report: what the evidence shows, what we would change, what it would cost, and how the handover would run.

  • 85+properties
  • 40+cities
  • 1M+room nights
  • 45+owners

For more than ten years, Kasa has run buildings from Portland to Miami Beach for owners large and small, and for institutions such as Starwood, Morgan Stanley and TPG.

The aim for each one is the same: loved by guests, relied on by its owner, welcomed by the neighbors.

Lower costs, higher revenue, better reviews.

Every Kasa building runs on one platform: revenue management, distribution across more than 50 channels, national and local sales, and guest technology backed by a team on call around the clock.

When a building moves to Kasa

Average guest review score out of 5, before Kasa and after, for three full takeovers, each completed in under 30 days.

  1. First buildingfrom 3.9 to 4.9, +1.0
  2. Second buildingfrom 3.7 to 4.8, +1.1
  3. Third buildingfrom 3.6 to 4.7, +1.1

What a better score is worth

In Kasa’s data, every tenth of a point added to a building’s guest score lifts RevPAR by about 3 to 6%. Independent research from Cornell points the same way.

RevPAR, raised from 4.1 to 4.6, the Kasa average.

An estimate from portfolio averages, not a forecast for any one building.

Before Kasa, and after.

The clearest measure of a manager is what changes when it takes over. Four buildings and two portfolios, in the numbers their owners see.

Apartment buildings

Kasa runs a share of the units as furnished stays, on whole floors, while the rest of the building stays residential. Those floors earn more than the same units would as apartments, and a standard revenue share keeps Kasa’s interests in line with the owner’s.
